Why fencing matters....
When buyers begin searching for a horse property, they often focus on the home. Granite countertops, updated bathrooms, and beautiful views certainly matter, but experienced horse owners know that the most important feature may be outside the house entirely: the fencing.
Replacing fencing can cost tens of thousands of dollars, making it one of the most expensive improvements on a farm. That's why I always encourage buyers to carefully evaluate the fencing before falling in love with the home itself.
The safest and most desirable fencing options are typically board fencing, no-climb wire with a top board, or certain equestrian-specific systems designed to minimize injury risks. Barbed wire, woven wire, and poorly maintained fencing can create safety concerns and often require immediate replacement.
When evaluating a property, buyers should look for secure gates, sturdy posts, proper spacing, and evidence of regular maintenance. It's also important to consider how the land is divided. Well-designed paddocks and pastures can improve grazing management, simplify horse care, and enhance safety.
A beautiful home can always be updated over time. Replacing miles of fencing is far more costly. That's why many experienced horse owners will tell you the same thing: buy the land and infrastructure first, then improve the house later.
